Process
A rough guide to how the work unfolds. The periods below are general guidelines and move with the site, the season and the scale of the building.

1–2 weeks
An initial consultation with English support, using translation tools when that makes things clearer. We will talk through your budget, your timing, and whether Hokkaido is really the right place for what you want.
3 months
We turn your ideas into detailed drawings and plans. Reviewed remotely, revised until it is right.
1–3 months
Permits, applications and the building schedule. We file on your behalf and report back to you, with English support.
8–14 months
We report on progress as the work goes up, with photographs, and answer your questions throughout, with English support.

Keys, a walk-through of the finished building, and answers to anything you want to know about looking after it.

Costs
Our work starts from around ¥300,000 per tsubo — roughly ¥91,000 per square meter. That is where we begin, not where every project lands: ground conditions, how snow is handled and how far the site sits from a road move the figure more than the specification does.
What we can promise is that the estimate you receive is broken down line by line, and that we tell you what a change costs before you decide on it.
The figure above is taken from your public listing. Send us a different one and we will update it.

Tell us the area, a rough budget, and roughly when. That is enough for a useful first conversation.
