From land search to keys: how long it really takes

Owners are usually surprised by the front half, not the back half. Construction is the predictable part.

Land: one to eight months

Entirely dependent on how specific you are. South-facing, a view of Yotei, and a walk to the lifts is a small number of plots, and they do not come up often.

Design and permits: four to six months

Design is three of those. The building confirmation application is the rest, and it does not move faster because you ask it to.

Construction: eight to fourteen months

Which side of winter you start on matters more than the size of the house. Starting in September and starting in April are two different schedules.
